MECC has an extensive experience of bringing items into operations and ensuring that everything is in good working order. Primarily focusing on building services we cover a wide spectrum and can provide commissioning for the heating and ventilation systems, generators, switchboards, water supply and sanitation, pumps, motors, fire detection and protection systems, information and communications technology (ICT) systems, facilities management systems, processing plants, lifting equipment and escalators as well as acoustic and vibration appraisals amongst many more.

A commissioning manager is appointed to offer suggestions during design, construction, planning and installation through to the management of commissioning, testing and handover. One or more activities are carried out by our crew depending on the nature and scope of the project. This may include:

  • Ensuring client access and providing the client training and demonstrations
  • Completing operating and maintenance manuals, record drawings, software and test certification
  • Obtaining statutory approvals and insurance approvals
  • Performing manufacturers work testing
  • Set to work; which basically means looking at whole systems rather than individual components to ensure they are properly balanced
  • Commissioning checks and performance testing
  • Post commissioning checks and fine tuning during occupancy

A commissioning plan is also prepared that may include:

  • Gathering general information about the project
  • Identifying the commissioning team members for each stage of the commissioning process
  • Defining roles and responsibilities for each commissioning team member
  • Identifying the systems to be commissioned
  • Creating a schedule of commissioning activities for each stage of the process
  • Establishing documentation requirements associated with the commissioning process

Other contract documents are also prepared which may specify:

  • Who will be responsible for commission different building services
  • What methods, standards, and codes of practice are to be used
  • What should happen to test results
  • Whether commissioning is to be witnessed and if so, by whom
  • The documentation that is required
